"My primary…condition was that the marina be redeveloped first," the mayor said, describing an agreement-in-principle reached after meetings and a site walk this summer. He said the approach would use one site plan and a single set of approvals so the uses for the undeveloped tract would be locked in once the plan is adopted.
The mayor said the agreement, still unfinished, aims to allow "a lot of different constituencies" to be satisfied. He described proposed public benefits that could be part of a final arrangement, including conserved open space, a town park and the donation of a site for a new town hall.
The mayor cautioned that the undeveloped 17-acre parcel is currently zoned AGR in the county and sits outside the urban growth boundary, meaning county rules and existing AGR uses could apply. "What is built on that property…will be stuff that could be built there now without annexation," he said, adding that multiple regulatory and logistical obstacles remain before anything is final.
An audience member asked whether Mike Schuler is the property contact; the mayor confirmed he is. The mayor said he and the owner are preparing a joint statement when details are ready and that the town will continue discussions and public updates as the plan progresses.
The mayor repeatedly stressed that the proposal remains conceptual: "There are many obstacles that will have to be surpassed before any of this is real." He urged patience while staff and the property owner work toward a complete public statement and any formal approvals.
