The Design Review Board reviewed revised plans for a new house at 3 Cobb Alley on March 25 and largely supported the applicant's decision to pull the garage forward and reduce massing, but asked for clearer material and finish details before final approval.
Tonia Cenchok of Y Engineering described the revision: the garage roof overhang was pulled forward so the front plane better aligns with neighboring houses, and the garage width was reduced to 23 feet. Cenchok said the team would use an LP SmartSide product for cladding but confirmed wood steps, railings and risers.
Board members singled out the proposed combination of vertical nickel-gap panels and horizontal elements as visually busy in CAD renderings and recommended a color rendering with shadowing to clarify recesses and projections. One member urged that any pattern or material changes terminate at interior corners rather than exterior corners to avoid a "fake" or pasted-on appearance. The board also noted the project should remain sensitive to adjacent approved houses and the alley context.
Next steps: applicant to return with a color rendering showing shadows and to provide clarified siding and trim details for the board's next review.
