Elk Township planning board grants completeness to Jai & Jas Real Estate application for 1092 Elk Road

The Elk Township Combined Planning & Zoning Board voted 10-0 on Feb. 19 to grant completeness for Jai & Jas Real Estate LLC’s Preliminary Major Site Plan (SP-24-01) for Block 44 Lot 6, 1092 Elk Road in the C2 Highway Commercial zoning district.
Board Engineer Steve Bach referred the board to the planner and engineer’s letter dated Feb. 12, 2025 that listed checklist items and recommended waivers for a completeness-only review. The letter noted a Phase I Environmental Assessment conforming to current ASTM standards (#30) had been provided and therefore satisfied that submittal requirement. The letter recommended waivers for several other checklist items solely for the purposes of determining completeness, including affordable-housing compliance documentation per §70-4 (#33), location of existing wells and septic systems where required (#41), and the plan showing the location/species of existing trees in accordance with township ordinances (#49). It also noted no objection to the requested waiver for structures of historic significance within 200 feet and requested information on sign size/type/location (#53 and #77) and future pedestrian/vehicular connections where applicable (#78).
Following the planner/engineer review, Mr. Lucas moved to grant completeness; Mr. Hughes seconded. A roll-call vote recorded 10 ayes, 0 nays and 0 abstentions (10-0-0), carrying the motion. The minutes record Mr. Swanson (alt. 2) as absent.
The board handled routine business before and after that vote: it approved the minutes of Jan. 15, 2025 (Mr. Lucas moved; Mr. Wolf seconded), with Mrs. Nicholson recorded as abstaining on that approval.
