Commission clears plan for 600,000‑plus sq. ft. Avon Logistics industrial building

The Avon Advisory Plan Commission unanimously approved DPR 26-07 to allow construction of Building 6, a planned industrial building within the Avon Logistics Center PUD.
A staff presentation described the proposed building as “a little over 600,000 square foot” and explained the parcel will be created by an administrative final plat that yields a 48.1‑acre Lot 3. Staff said the site plan, landscape plan and elevations meet the PUD architectural standards, that parkway trees and a pedestrian connection to County Road 100 South were added per staff requirements, and that no waivers were requested. The plan was presented as consistent with the comprehensive plan’s recommendation for light industrial use in the Avon Logistics area.
Ryan Linley of Banning Engineering and owner representative Luke Ropie said the building could be single‑user or multi‑tenant and confirmed added landscape buffering along the eastern edge adjacent to the Sunchase subdivision; staff noted a 40‑foot landscape easement, preservation of woods in the northeast corner, and a detention basin that will provide additional separation from the neighborhood.
Commissioners asked about parking (staff noted the ordinance would require a minimum of 205 spaces and the plan shows 393 proposed) and confirmed the plan meets architectural and landscape requirements. A motion to approve DPR 26-07 passed unanimously.
Approval allows the petitioner to proceed with administrative platting and later permit steps; staff listed standard DPR conditions that must be satisfied prior to issuance of a building permit.
