Maynardville Planning Commission approves two subdivisions, TCAT greenhouse site plan and recommends zoning amendment

The Maynardville Planning Commission met Monday, Jan. 12, 2026, and approved a package of routine land-use items, including two minor lot subdivisions, a site plan for a greenhouse, and a recommendation to the City Council on a zoning text amendment.
Chairman Tim Young called the meeting to order at 7:00 p.m. and the commission began with approval of the October 2025 minutes. The minutes were approved unanimously on a motion by Commissioner Ed Williams, seconded by Josiah Klouda.
On the first land-use item, Councilman Isaac Collins moved to approve a minor lot subdivision for Bobby Brown on SR 61 East contingent on receipt of a maintenance agreement for the joint permanent easement; Josiah Klouda seconded the motion, and it passed unanimously. The commission’s approval explicitly required that the maintenance agreement for the easement be provided before final plat recording.
The commission then considered a second minor lot subdivision for Bobby Brown on Covenant Lane. Commissioner Ed Williams moved to approve contingent on submission of a maintenance agreement and redrawing the lots so that each lot has 50 feet of road frontage; Klouda seconded and the motion carried unanimously.
A site plan review for the TCAT Greenhouse at 150 Main St. was presented next. Commissioners found that the site plan met applicable requirements; Klouda moved to approve, Williams seconded, and the vote was unanimous.
Finally, the commission reviewed a proposed zoning text amendment regarding accessory buildings. Chairman Tim Young moved that the commission recommend the amendment to the City Council with a few small revisions; Williams seconded and the recommendation passed unanimously.
With no miscellaneous business brought forward, Chairman Young adjourned the meeting at 8:13 p.m.
