River Ridge CDD authorizes RG Architects for two gatehouse redesigns, books $62,500 as deferred reimbursable cost

The River Ridge Community Development District on Oct. 22 approved retaining RG Architects, P.A. to redesign two gatehouses and authorized the Chair to execute documents after District Counsel and the District Manager review.
Eric Long, PSGRC General Manager, said the gatehouses will receive a facelift rather than demolition and that the main gate structure has been struck 12 times this year because of low clearance. Long recommended proceeding with design now; Board discussion noted that design and permitting would likely take 12 to 18 months and that construction could begin in 2026.
The Board approved booking the $62,500 fee as an up-front deferred cost to be invoiced to the CDD when financing is issued. District Engineer Charlie Krebs and staff discussed procurement options; Mr. Pires said the motion authorizes Bowman to retain RG as a subconsultant under standard Bowman terms, and the Chair may sign Subconsultant Agreements and Task Authorizations after counsel and manager review.
On motion by Mr. Blumenthal and seconded by Mr. Mountford, with all in favor, the board authorized Bowman to retain RG Architects, P.A. as a subconsultant and authorized the Chair to execute documents as appropriate.
Mr. Long will lead the gatehouse and neighborhood coordination and Mr. Blumenthal will serve as the Board liaison for communications and monthly updates. Staff will provide neighborhood information and guardhouse designs to residents when appropriate.
