Collings Lakes board considers hiring ACV Property Management for $1,500 monthly

The Collings Lakes Civic Association on Aug. 5 told residents it is exploring hiring ACV Property Management to provide bookkeeping, membership portals, collections support, beach management and other administrative services for a quoted $1,500 per month.
Board President Donna Sutts introduced the idea as a way to provide consistent management amid frequent board turnover. Treasurer Beth Anderson identified the firm and the monthly cost: "The company is ACV property management, and the monthly quote is $1500.00." Keegan Smith said outside management could improve accountability and ensure consistent bookkeeping.
Why it matters: the board said a management company could take on recurring administrative tasks—minutes, newsletters, contractor coordination and partial legal work—functions that volunteers and rotating board members have struggled to sustain. Mark Wainwright, a resident, said the approach could be positive if the company handles collections and attends meetings: "Seems the management company is a good idea. Especially if it takes responsibility with collections and if they will come to the meetings. This place is less then what we are being charged for just bookkeeping." Carol Weldon asked residents to submit questions about ACV to the association email so the board can get answers in writing or during a presentation.
The board did not vote to hire the company on Aug. 5. Members asked ACV to attend a future meeting free of charge to explain services and answer community questions. The board also said it would post a Zoom date for follow-up discussions and invite resident feedback before any contract decision.
