Planning board previews packed agenda, redevelopment studies and several applications

Board members spent part of the meeting previewing items expected on the next two agendas, saying the next meetings will be considerably longer.
The board listed five impending applications by address and type: 26 Broadway (mixed-use, gas station noted), 54 Prospect (subdivision seeking a variance), 23 Maple Hill, 11 Oakwood and 126 Broadway. Staff said several submittals remain incomplete and that applicants are being asked for missing grading, engineering and plan sheets.
The board also described two investigation studies (referred to as the BMW and Hilton studies) prepared by consultant Fran Riner that will evaluate whether defined areas meet statutory criteria to be designated "areas in need of redevelopment." The board said the studies will be circulated in advance, placed on file at Borough Hall and then presented at a public hearing if the board finds the area meets the statutory standard; after the board makes that finding the matter would proceed to the mayor and council for subsequent action.
Members asked staff to circulate the completed study documents to board members and to post hearing notices on the municipal website when the items are scheduled. Several members warned that the next two meetings will be "pretty packed" depending on which applications are deemed complete for hearing.
