Avon planning commission approves Fairwood Section 5 preliminary plat, 6-0

The Avon Advisory Planning Commission on June 22 approved MAP(P) 26-04, known as Fairwood Section 5, a preliminary plat to subdivide a 10.6-acre R-1 parcel at 2110 S County Road 800 E into nine detached single-family lots. The motion to approve passed 6-0.
Staff presented the proposal and recommended approval subject to multiple conditions: compliance with any revised plans and all commitments from the approval; review and approval by Crossroad Engineering on behalf of the Town, Hendricks County Surveyor’s Office and Hendricks County Drainage Board as needed; final plat compliance with the Unified Development Ordinance and Town Code; staff review of building elevations before any permits are issued; deed transfer of Blocks A and B to the Town prior to building permits; and written assurances that the portion of the trail that uses common areas in other Fairwood sections will retain perpetual public access.
Steve Brehob of Banning Engineering detailed the petition on behalf of the developer. Commissioner Paul Guckenberger moved to approve Waiver A; the motion was seconded by Commissioner Greg Zusan and passed unanimously. Commissioner Bill Reed then moved to approve the primary plat subject to the conditions outlined in staff’s report; Vice President Paul Guckenberger seconded and the motion passed 6-0.
The approval clears the preliminary plat to proceed to final platting and permitting steps subject to the listed conditions. The commission did not attach additional modifications beyond staff recommendations.
