Plan Commission grants site-plan approval for 7Brew drive‑thru contingent on NIPSCO letter

James Hus, agent with DVG Team, presented a site plan for a drive-thru 7Brew coffee to occupy a 1.16-acre parcel at the northeast corner of US 30 and Iowa Street, a site previously under construction for Raising Cane.
Hus told the commission the lot is owned by Northern Indiana Public Service Company (NIPSCO) and that deployment of the 7Brew depends on remaining within the footprint originally approved for Raising Cane. "There is a contingency with NIPSCO that will allow the 7Brew as long as it stays within the original footprint of what was approved for Raising Cane," Hus said. He added the petitioner hopes "to be operating by the end of the year." The commission opened and closed the public hearing with no public comment.
Commissioner Dave Vinzant moved to grant site-plan approval for Petition PC 26-11 contingent on the petitioner obtaining and submitting a letter of no objection from NIPSCO; Mark Kara seconded. The motion passed unanimously (8-0).
Next steps: the petitioner must provide the letter of no objection from NIPSCO to the planning department before final site-plan acceptance and permitting can proceed.
