Economic development committee to finalize business survey after market report shows near‑full retail occupancy

The Lighthouse Point Economic Development Committee reviewed a draft business survey and a commercial real-estate summary showing very low retail vacancy in the city.

Chair Bowe said the committee will compile feedback on the draft and circulate a final survey for the October meeting, with a goal to present it to the city commission in November and distribute the survey to businesses in January.

A market presenter (commercial broker) summarized 12 months of data and said retail occupancy in the city is "99%" with roughly 53 retail buildings and only minimal inventory for new tenants. On the office side the presenter reported vacancy near 3.6% and noted the city lacks large blocks of office or industrial product, which constrains redevelopment opportunities.

The presenter pointed to several recent transactions and local ownership changes — examples included a transaction involving Broward Health and retail property turnovers — and cautioned that third‑party data sets can misattribute properties to neighboring municipalities (he flagged at least one such miscapture in the report).

Committee members recommended survey questions focused on permitting experience, build‑out processes, impediments to new businesses, and whether landlords or zoning constraints discourage particular types of enterprises. One member suggested the city gather case studies from neighboring municipalities with online permitting portals and zoning-use certificates to guide potential improvements.

Chair Bowe said staff will compile contacts from business tax license renewals to create a clean distribution list for January and that the committee will include residential outreach later in the survey process.

The committee did not vote on new policy at the meeting; members asked staff to return with a final survey draft and additional permitting and code information for the next meetings.
