Planning board unanimously recommends final plat for 80-room hotel at North Federal Highway

The Lighthouse Point Planning and Zoning Board on Sept. 3 recommended that the City Commission approve a final plat for a four-story, 80-room hotel at 4060 North Federal Highway, after staff and the applicant confirmed the site plan remains unchanged from earlier approvals.

David Dixon, the cityconsulting planner, told the board that the plat is a finalization of a site plan previously approved in 2022 and that staff's single condition is that all findings and recommendations in the Broward County Development Review Report be satisfied before the item goes to the City Commission.

Applicant land planner Jexi Schaumburg said the parcel is about 1.42 acres, that the project has maintained its approved 80-room site plan, and that the county review produced two deferrals and one denial (a Florida Department of Transportation pre-application letter that the applicant has extended through August 2025). Schaumburg asked the board to sign the mylar (MILR) so the plat can be submitted to the county and later to city council for signatures.

Board members asked clarifying questions about whether anything has changed since the 2022 approvals. Dixon said staff reviewed the application against the site plan and found no substantive differences. With that assurance, a board member moved to recommend approval to the City Commission "subject to verification that they've complied with the 6 items" listed in the county memo. The motion was seconded and passed in a roll-call vote.

Sherry conducted the roll call: Michael Cohen, Alex Argento, Susan Motley, Dominic Romano and Dennis Smith all voted yes; the board voted unanimously to forward the recommendation.

What happens next: the recommendation will go to the City Commission for final action; staff indicated the applicant will provide the printed mylar for signatures after county and city procedural steps are complete.
