Dodge County assessors report residential revaluation rose to 95.39% in Mantorville for 2026

Erik Hannigan and Matt Naatz of the Dodge County Assessor’s Office presented the Local Board of Appeal and Equalization report to the Mantorville council on April 20 and summarized valuation ratios for sales used in the county’s assessment calculations.
Hannigan and Naatz reported the 2025 median adjusted ratio for all good residential sales (217 sales) was 89.38%. They stated commercial/industrial sales were not calculated because there were fewer than the required six qualifying sales (three reported). For agricultural sales greater than 34.5 acres (19 sales) the 2025 ratio was 96.12%. For 2026 the assessors reported a revalued ratio of 95.39% for residential sales (217) and 93.7% for agricultural sales (19 over 34.5 acres).
The council convened as the Local Board of Appeal and Equalization to hear valuation matters; the meeting materials and posted rules note that appeals at this stage are limited to value or classification questions, the burden of proof rests with the taxpayer, and the Assessor’s Office is present to provide clarification and record adjustments.
Taxpayers who refuse an inspection are not eligible to appeal at the city level and, if the council elects not to change a valuation, taxpayers retain the right to present their appeal to the County Board. The assessors’ presentation and these procedural rules were recorded in the minutes.
