The Cumru Township Planning Commission on Monday reaffirmed its recommendation for preliminary and final approval of changes to 340 Old Lancaster Pike, while adding a condition that the applicant update the plan notes to reflect the use presented at the most recent Zoning Hearing Board hearing.
Larry, representing C2C Design Group, told the commission the owner moved and slightly enlarged the building “to help with the grading in the back,” and that the change increased encroachment on steep slopes, requiring further and more specific zoning relief. “We originally had zoning uh relief granted to us,” Larry said. “But in doing that little change, it affected the steep slope requirements. So we need to get additional relief from the Zoning Hearing Board for those.”
Commission members questioned parking and emergency access. Larry said the Zoning Hearing Board granted relief to show eight parking spaces but that the site technically has more: “So technically we have 10 but we're only claiming eight.” Commissioners also noted retaining walls and discussed runoff and driveway slope; Larry pointed out there are retaining walls behind the building and that the driveway slope remained unchanged.
After discussion, a commissioner moved to reaffirm the prior preliminary and final recommendation for the project with the condition that the plan’s first‑page notes be revised to match the use presented at the recent Zoning Hearing Board hearing. The motion was seconded and carried on a voice vote; staff were directed to note the condition in correspondence.
The commission’s action does not remove the need for additional zoning relief related to steep slopes. The applicant and design team said they will pursue the more specific variances at the Zoning Hearing Board and will update the site plan to reflect the intended use as a business and professional office establishment rather than retail, as earlier plan language suggested.
Next steps: the applicant will seek the specified relief from the Zoning Hearing Board and submit updated plan sheets that incorporate the commission’s requested note changes.
