An applicant for 1511 Ocean Terrace informed the Seaside Heights Planning Board on April 6 that previously approved plans for a 10‑unit building will be amended to change unit orientation and architectural details and to request a height variance to accommodate thicker floors and a new elevator shaft.
Attorney Matthew Heagen told the board the application is a reconsideration of a previously approved major site plan and that the owner is not changing the land use or number of units. Architect Stephen Kawalek said six of the 10 units will face the ocean and that thicker floor construction and an elevator require a taller shaft. Kawalek said the elevator shaft raises the shaft elevation above the previously referenced 40'9" roof elevation and that the shaft is set back roughly 30 feet from the street.
Board Attorney Steven Zabarsky and Planner Jennifer Gorini indicated the modest additional shaft height could be treated as a 'C' variance and that it is appropriate to process the submission as an amended application so the applicant can benefit from prior approvals. Kawalek told the board the applicant already has a CAFRA permit; Board Engineer Michael Goldstein noted that prior resolution compliance paperwork was not on file and must be addressed.
The board scheduled the amended application for public hearing on May 4, 2026; the applicant will file a revision for the height variance and the board will expect documentation of prior approvals and any required outside‑agency permits.
