Council introduces redevelopment plan for 330–334 Riton Avenue; referral to planning board set

The Highland Park Borough Council introduced an ordinance on Oct. 21 to adopt a redevelopment plan for 330–334 Riton Avenue, the site formerly occupied by Wraid. The ordinance (introduced as 25-2117) was placed on first reading and referred to the planning board for master-plan consistency review.
Administrator remarks and council discussion said the 15,000-square-foot building’s scale and current design make certain retrofits costly; the redevelopment plan proposes permitting a broader range of uses — including urgent-care medical services, child daycare, and downtown entertainment venues — to improve prospects for new tenants. The plan also seeks a cross-access easement through the rear parking areas to connect South Third and South Fourth streets, a change the Administrator said has been sought since the early 2000s.
The ordinance was introduced under the borough’s redevelopment procedures and references the state statute noted in the introduction (as read during the meeting). Council moved the item to be referred to the planning board for the required master-plan consistency review; the planning board will report back before final adoption is considered.
