The board's approval requires the shed to be sited a minimum of 10 feet from the property line (the applicant retained flexibility to adjust placement to fit an existing pad), allows the sign as constructed, and directs the marina to relocate jet-ski ports that currently extend toward a neighbor's lakefront.
Why it matters: The marina had asked for the relief to replace an on-site trailer with a permanent shed for secure storage and to regularize recent sign work. Neighbors and the board flagged potential impacts to lake access and navigation if personal-watercraft ports project over adjoining lakefronts.
Applicant James, representing West Shore North Marina, told the board the shed would replace a trailer and would be "a permanent shed ... and landscape it and secure it properly" and emphasized the structure is intended for storage. Board members probed setbacks, vehicle and maintenance access, and whether jet-ski ports were located inside the marina's recorded property line.
Board discussion focused on preserving neighboring access to the lake and allowing emergency access for the town. The board directed the applicant to relocate the jet-ski ports to be wholly within the marina's property and to work with staff on final shed placement so the structure did not interfere with pump-house access.
The motion to approve the shed with those conditions carried on a roll-call vote.
Next steps: The marina must file any required as-built documentation and coordinate final placement with zoning staff; the board said it expects the marina to comply with the setback and to remove or reconfigure any jet-ski ports that remain outside its property line.
