The Borough of Keansburg adopted Ordinance #1736 to add Chapter 3‑12A to the municipal code, establishing permit, safety and operational standards for short‑term rentals (STRs).
Key provisions: the ordinance defines a short‑term rental as occupancy for 30 or fewer consecutive days; it limits hostable occupants to one person per 50 square feet of bedroom area and requires owners to obtain an annual short‑term rental permit and a rental Certificate of Occupancy from the Zoning Office before advertising. Owners must provide contact and ownership information, certify principal residence status where required by the ordinance, include parking details in listings, and, for properties held by LLCs, provide proof of at least $500,000 of liability insurance before advertising. Transient occupants must be supervised by a primary occupant aged 21 or older. Operational rules also require posting emergency phone numbers, trash and recycling information, and parking limits; violations can carry fines up to $2,000 per day.
The public hearing produced no speakers and the ordinance was adopted by roll call. The ordinance becomes effective Jan. 1, 2025.
