The Bridgeville Planning Commission on a recent meeting recommended that borough council grant a conditional‑use permit for a light‑manufacturing tenant to occupy 1124 McLolin Road, advancing the application to a public hearing and final decision by council.
Staff told commissioners the application conforms to borough zoning and subdivision/land‑development requirements after the applicant addressed items cited in the initial plan review. "We have 60 days to respond," a planning staff member said, describing the review timeline and noting staff completed a quick turnaround on plan comments. Staff added that the conditional‑use recommendation triggers a public hearing before council; property owners within 300 feet will be notified and the hearing is scheduled for Oct. 13 at 6:30 p.m.
The applicant told the commission the operator will rent the building and expand its production there. "We'll be manufacturing the larger products most likely," the applicant representative said, describing plans to load large pieces by crane or alternative lifting equipment. The applicant estimated the largest pieces will weigh about 21,000 pounds and said the expansion would likely add roughly three tractor‑trailer shipments per month for large items; overall production targets at the new facility were described as three to four large units per month.
Commissioners asked about traffic, parking, hours and noise. The applicant said most manufacturing work would occur inside the building; outside activity would be limited to loading and brief crane operations. The applicant reported typical weekday hours with occasional overtime and some Saturdays for in‑building work, and said shipping and heavy loading would occur on weekdays. Staff reminded the commission that a change of use will require a building permit and that any zoning conditions recommended by the planning commission would be included when the council takes up the case.
The commission voted to recommend approval of the conditional‑use permit pending the recommended conditions in the plan‑review materials. The next step is the borough council's public hearing and decision at its Oct. 13 meeting.
