Planning commission approves design review for duplex at 6th Street and University

The Florence Planning & Zoning Commission on June 25 recommended approval of a design review for a proposed duplex at the southeast corner of 6th Street and University (PZ‑25‑92).

Planning staff member Marisell told the commission the site is part of the Bernett PUD (approved in 2007), is in the R2 district and currently listed with an assessor parcel number. Staff said the project meets parking requirements — two spaces per unit and garages — satisfies a five‑foot setback standard and is proposed at an 18‑foot height under the 20‑foot maximum. Marisell said the landscaping plan uses native, low‑water plants and that HVAC units are located at the rear and screened from public view.

"Staff found that the request complies with all town code developments and the conditions in the ordinance and it is a quality housing product that will bring units to the town," Marisell said.

Applicant Brandon Burn confirmed he had received and concurred with staff stipulations and said he would work with staff on final details. Commissioner Gordon Leman, speaking from an engineering perspective, advised separating the two outside heat exchangers so the units are not enclosed in a space that would reduce their useful life; the applicant and staff acknowledged the suggestion.

A commissioner moved to approve the design review with the condition that the project meet all applicable building, fire and engineering codes; a second was given and the commission voted in favor.

The recommendation now advances to the town for any additional review required by code. The commission’s approval was procedural on design elements; any required permits and inspections must be completed before construction begins.
