Summary
The Planning Commission voted to recommend annexation of two Willard Road parcels and assignment of R1 (residential low density) zoning; commissioners said the R1 designation fits surrounding development and any future subdivision would require compliance with R1 standards.

The Clifton Planning Commission unanimously recommended annexing two parcels at 608 and 610 Willard Road and assigning R1 (residential low density) zoning.
Staff presented the parcels and noted surrounding properties are R1. Commissioners discussed whether duplexes already existed on the site and confirmed that in R1 a single dwelling per lot is the baseline; subdivision or higher-density development would require separate approvals. One commissioner said they had inspected the site and noted an uninhabited secondary building but no active duplex use.
After brief discussion, a motion to recommend annexation and R1 zoning as written was seconded and approved unanimously by voice/hand vote. The recommendation will be forwarded to Clifton City Council for final action.
The minutes record no individual roll-call tallies for the vote.
