City staff told the Castle Pines City Council on June 9 that developers Pulte and Del Webb have submitted a letter of intent to pursue a roughly 750-home development on the city’s far east side and are beginning pre-application discussions.
The city manager said the project is part of the developers’ due diligence and that city staff — including the community development director — had met with the team. "We met with them today as an introductory and as part of their due diligence," the city manager said. He said the developer is "very proud of the Del Webb brand" and that the product "is not as I was originally understood, a 55 and older, locked in. It's they're they're focused on that, but it won't be a requirement." In other words, while Del Webb-branded amenities and marketing are expected, the project is not being proposed as a mandatory age-restricted community.
The city manager told the council the project site will require a preliminary plan amendment before returning to the council for land-use approvals. He also said the developer has an expected closing date in September and that staff are coordinating related infrastructure work: the city is working with the Colorado Department of Transportation and the Road and Bridge Enterprise to get intergovernmental agreements (IGAs) in front of the council by the July 14 meeting.
