The City of South Miami Design Review Board approved design recommendations for two new two-story single-family homes proposed at 5865 Southwest 88th Street (Lot 1 and Lot 2). Architect Antonio Rodriguez presented two distinct designs — an "organic modern" concept for Lot 1 and a "modern farmhouse" for Lot 2 — and the board voted to recommend both designs to proceed with required permit and plan-review steps.
Staff told the board both lots exceed the RS-3 zoning minimum lot-size frontage and noted the proposed buildings comply with height limits (maximum 25 feet to parapet), floor-area ratios and the current impervious coverage limits. For Lot 1 staff reported a proposed total impervious area of about 6,920 square feet on a lot of 15,734 square feet. Staff also noted tree-protection and tree-removal permit requirements and referenced compliance with resolution O22-2516314 as a condition of approval.
Antonio Rodriguez described Lot 1 as an "organic modern" scheme using smooth stucco, limestone accents and integrated planters; he described Lot 2 as a modern farmhouse with brick veneer and exposed beams and balconies opening onto a canal. Board members complimented the architectural variety, materials and landscape coordination; no substantive public objections were recorded.
Motions to approve both Lot 1 and Lot 2 designs were made and seconded on the record, and multiple board members voted in favor. One board member had noted a potential conflict and the staff recorded an associated recusal earlier in the agenda for a separate applicant. The board’s approvals will be memorialized in staff reports that go forward to the Planning Board and, as required, the City Commission.
The DRB’s recommendations include standard conditions: submittal of a tree removal permit where applicable, adherence to resolution O22-2516314, and compliance with applicable building and county codes.
