DRC recommends approval of Oakmont PD Phase 6 final plan and plat

The Development Review Committee voted June 18 to approve the final development plan and recommend the plat for Oakmont PD Phase 6, a 142‑lot phase across roughly 55 acres.
Senior Planner Leslie McClendon summarized the proposal and found it consistent with the approved zoning master plan and county code requirements for street networks, lot dimensions, open space (noting Phase‑level open space at about 19.8% and 27.96% overall for the PD) and tree canopy preservation. She said the phase contains substantial wooded areas, that required landscaping and stormwater measures are included, and that conditions require payment of the tree mitigation fee prior to issuance of a construction permit or submission of a revised plan demonstrating compliance. McClendon also described an administrative development plan requirement for trees proposed within the Gopher Tortoise Preserve and noted that if the Fish and Wildlife authority (FWC) does not approve proposed plantings, additional mitigation at $130 per inch of unplanted tree will be required.
Applicant engineer Travis Hasty said he had no further presentation and would answer questions. There was no public comment. A committee member moved and seconded approval with conditions and the motion passed by voice vote. The DRC recommended the plat to the Board of County Commissioners.
Staff recommended approval with conditions designed to preserve canopy where required and to address tree mitigation and gopher‑tortoise protections as appropriate for the PD.
