Commission moves Ridgetop cluster revisions forward after engineering clarifications

The Danbury Planning Commission heard a presentation March 4 from BRT Skansen LLC and its engineers on revisions to a previously approved Ridgetop cluster development (special exception number 589). The applicant described plan edits made in response to planning and engineering comments and said remaining items could be handled as conditions.
Engineer Steve Sullivan told the commission that the updated plans add two raised sidewalks on both sides of the loop road and that the loop road is 20 feet wide at the fire marshal’s request. Sullivan said planning and engineering comments had been addressed in the latest set of revisions and that most remaining items were narrative notes or clarifications rather than plan changes.
A commissioner asked whether the loop road is one-way; Sullivan confirmed it functions as a one-way counterclockwise loop. Planning staff (Ally) reported that there were no ‘‘deal breakers’’ from departmental review and recommended moving the item to old business so conditions could be added.
With the public hearing closed by voice vote, commissioners discussed the project in old business and expressed general support for approving the revisions with conditions recommended by staff. The chair directed planning staff to prepare the resolution and the conditions for final action at a subsequent meeting.
No formal recorded roll-call vote to approve the project was taken at this meeting; staff was instructed to draft the required conditions and resolutions for future action.
