DRC recommends approval of Woodlands Lot 11 replat to Board of County Commissioners
Summary
The DRC recommended that the Alachua County Board of County Commissioners approve a replat to adjust setbacks for Lot 11 of the Woodlands Subdivision so an accessory building can be sited without encroaching on setbacks; staff found the replat consistent with county code and scheduled the BCC hearing for Dec. 10 at 11:30 a.m.
Jacob Stout, planner with Alachua County Growth Management, presented a replat application to amend the setbacks for Lot 11 in the Woodlands Subdivision (approx. 7813 SW 9th Place). Staff told the committee the property is about a quarter acre in size, currently meets original plat setbacks from the 1980s, and the replat would amend the recorded notes to reflect current zoning standards (including new front/rear/side setback dimensions) so the owner can place an accessory building for storage without encroaching on setbacks.
Stout said staff finds the replat consistent with the Alachua County Comprehensive Plan and the Unified Land Development Code and recommended that the DRC advise the Board of County Commissioners to approve the replat. Chad Colson of CHW, the applicant representative, said he had no presentation and was available for questions.
A committee member moved to recommend approval of the Woodlands Lot 11 replat to the Board of County Commissioners and another member seconded; the motion passed by voice vote. Staff noted the Board will consider the item Dec. 10 at 11:30 a.m.
The DRC’s action is a recommendation to the Board; final approval and any recorded changes to the plat will be decided at that subsequent public hearing.
