Edgewater staff reports strong commercial development in Q1; comp plan restart and DOT grants announced

The development services director reported to the Edgewater Planning and Zoning Board on June 18, 2025 that first-quarter development activity shows growing commercial and industrial interest in the city and that staff will restart the comprehensive-plan update with public workshops in the coming months.
In the director's report staff said Volusia County received 658 residential building-permit applications in Q1 and cited an assessed-value figure for residential permits of about $240 million countywide. The director also quoted a countywide commercial figure of 91 permits and stated an assessed-value figure quoted in the meeting as about $7.58 billion. For the city of Edgewater specifically, staff said there were 18 site plans and building permits pulled totaling roughly $29.5 million in the quarter.
The director noted that commercial and industrial development is outpacing residential growth in Edgewater and that a large Parktown project (the first 100,000-plus square feet and additional phases) will add to next quarter's totals. Staff said the comp-plan update is being restarted and that future public workshop dates will be posted.
Staff also said the city is pursuing two Department of Transportation grant applications: one for an emergency traffic signal in front of the fire station on US 1, and a second for a sidewalk from Airpark down Silver Palm to 30th Street. The director said he plans to present a CRA Main Street visioning plan to the CRA board at an upcoming meeting and described an incremental approach to implementation.
