Planning board finds proposed CRA plan consistent with city comprehensive plan

The Planning Board voted May 12 to recommend that the City Commission transmit a proposed Community Redevelopment Area plan after finding it consistent with the City of South Miami comprehensive plan, as required by state law.

Mark Alvarez of the Planning and Zoning Department said the CRA plan, previously adopted by the commission in July, outlines six primary strategies to stimulate redevelopment: changes in land-development regulations, infrastructure upgrades, housing policy measures to support affordable and workforce housing, code compliance, transportation improvements, and use of funding programs and incentives. "It seeks to stimulate redevelopment through changes in the land development regulations, through changes in infrastructure or upgrading of infrastructure, through housing policy, through code compliance, and through curing transportation deficiencies," Alvarez said.

Staff said the plan is supported by findings of necessity included in the packet and cited specific comprehensive-plan goals, objectives, and policies the plan implements, including future land-use and housing policies. There were no public comments in the chamber or online on the CRA item.

A board member moved to recommend approval; another member seconded and the board voted to transmit the recommendation with no recorded opposition in the transcript.

With the Planning Board's recommendation complete, the CRA plan will proceed to formal transmittal per the city's process for commission consideration.
