The Design Review Board deferred action on a new‑construction application for 6711 SW 80th Street after staff and board members raised concerns about the landscaping submittal and potential conflicts between proposed trees and septic/drain‑field locations.
Mark Alvarez told the board the house is one story, meets most dimensional standards but that the landscape plan lacked a Florida‑registered landscape architect’s signature and seal. Alvarez said signed and sealed landscape plans are now required by an amended site‑plan regulation (section 20‑5.11 of the LDC). Owner and builder Silvio Vasquez told the board he would obtain a stamped landscape plan promptly and noted he has built similar homes in the city.
Board members emphasized the need to resolve tree removals, mitigation and the exact location of any drain fields prior to advancing the project. "Why? We need a signature from a landscape architect...you got trees there that need to be taken out," board member Mariano Corral said, urging a mitigation plan and clearer documentation.
A motion to defer was seconded and carried; the board directed the applicant to return with a signed and sealed landscape plan that addresses the drain‑field/tree conflicts and any required tree mitigation so staff can assess the final package before permit issuance.
