Planning committee recommends rezoning along Sunshine to allow gated 55+ duplexes

City Administrator Beverly Hicks told the Willow Springs Planning & Zoning Committee on Oct. 27 that potential buyers have plans to build a gated, non-subsidized 55+ housing development on the Lane/Sunshine property, beginning with five duplexes. Hicks asked the committee to recommend rezoning the parcel from I-1 to R-3 to permit that use; she also proposed rezoning other properties on the east side of Sunshine from Lane to Bryan from I-1 to R-3 to provide greater flexibility for current and future owners.
Committee member Garry Breidt moved and Jackie Williamson seconded a motion to recommend rezoning the Lane/Sunshine parcel and the east-side Sunshine properties to R-3. The motion carried 4-0. The committee’s action forwards the recommendation to the Board of Aldermen for consideration; final zoning changes would be decided by that board.
Hicks said rezoning those parcels would permit residential development options that are not allowed under the current I-1 industrial zoning and suggested the change could result in higher property values. The committee minutes record no public comments or conditions attached to the recommendation.
