The Technical Review Committee voted unanimously on March 25 to approve Site Plan SP 24-10, authorizing construction of a 2,300-square-foot commercial warehouse at 2611 Guava Drive.
City staff told the committee the application had been noticed to properties within 500 feet and was reviewed with the city's third-party engineer and the technical review committee. "City staff are recommending approval for SP 24 10," the Chair said during the presentation, adding that the plans meet the land development code and the comprehensive plan.
Brian Grout, who identified himself as an owner of the adjacent tax parcel at 2605 Guava Drive, addressed the committee during public comment. Grout said the parcel to the north has changed hands multiple times during his six years of ownership and that previous owners had approached the planning or building department with proposals that were either verbally denied or found noncompliant. He also said the current applicant had "invested, several thousand dollars, if not tens of thousands of dollars in engineering architect fees and application fees." The committee did not request further documentation during the meeting.
A member moved to approve the site plan; the motion was seconded and the clerk called the roll. The roll call named Chief Laresi, Chief Mahoney, Sean Maroney, Dan Worrall and Ryan Solstice; each recorded a "yes" vote and the Chair closed the public vote, stating the approval concluded. No amendments or conditions were recorded on the motion during the meeting.
