Board allows sign setback and larger directional sign for warehouse tenant

The Board of Zoning Appeals approved two sign-related variances on Jan. 15 to accommodate truck access and wayfinding at a warehouse now occupied by Atlantic Foods Distributors.
Noah Saran, representing general contractor Arco National Construction, said the monument sign was placed where a previous tenant’s sign was located and sits in a landscaped bed; the board was told that the sign does not create sight-line issues for motorists. Saran said the directional sign at a southern entrance was installed by the tenant to guide large trucks and exceeded the ordinance’s size and height limits by 28 square feet.
Staff and a board inspector noted there is a utility easement at the location and that parties understand the risk should utilities need to access the area. Board members agreed the larger directional sign served practical needs for truck drivers using the cul-de-sac entrance. A motion to grant both the 5-foot setback variance and the directional-sign-area variance passed by a 3–0 vote.
The board discussed Green codified ordinance 157.1358 concerning freestanding identification signs and the directional-sign standards; the applicant was advised that permitting and coordination with utilities remain the applicant’s responsibility.
