Chair read three requested variances: a 40‑foot front setback variance to permit a drive‑through canopy 10 feet from the road right‑of‑way where 50 feet is required; a roughly 42‑foot front setback variance to permit a dumpster enclosure 8 feet from the right‑of‑way; and a variance to allow two accessory structures (the canopy and the dumpster enclosure) to be located in the front yard rather than the rear.
Greg Monning, the design engineer representing Chick‑fil‑A, said the project reuses the footprint of the former Crazy Chicken restaurant and that dual drive‑through lanes require specific canopy geometry to achieve stacking and service standards. He described the dumpster enclosure as “fully enclosed with masonry” and below the road elevation, which reduces its visibility from Arlington Ridge.
Board members questioned how an escape or bypass lane would function in an emergency. Monning described a mountable (roll) curb that would allow a vehicle to cross a curb and use a grass or parking aisle to exit, and said Chick‑fil‑A will install a right‑turn lane and adjust inbound controls so inbound traffic can flow freely while other approaches remain stop‑controlled.
One board member noted the canopy and dumpster should not affect visibility because of the grade change; another observed the operational layout is effective for the use. Chair moved to approve all three variances and Mister Schultz seconded; roll call recorded multiple yes votes and one no. The Chair announced the motion passed.
