Board approves fencing and signage variances for new Dunkin' location

The Board of Zoning Appeals approved two variances for a proposed Dunkin' at 3501 South Arlington Road on Jan. 15, permitting a 3 ft 6 in. front-yard fence (6 inches above the 3 ft. maximum) and additional total signage of 143.1 square feet where 84 square feet is allowed.
Applicant Steve Stack testified he was following a corporate prototype used across stores and showed an example of a 3 ft 6 in. fence at another location. Stack said the project team had reduced signage from the initial corporate ask to a more streamlined set of building and monument signs. "We've went pretty streamlined to the just the Dunkin' text," Stack said, noting the intent to avoid obtrusive elements while maintaining visibility.
Board members and staff discussed sight lines and safety. A member questioned whether the extra 6 inches of fence height was visually meaningful; the applicant and an inspector said the chosen fence matched other nearby locations and did not impede drivers' sight lines. The board moved and voted to grant both variances together; the roll call recorded three affirmative votes and the motion passed 3–0.
The board cited Green codified ordinance chapter 157 (fence and sign provisions) during the discussion; the applicant may proceed with permitting and must follow standard installation and inspection requirements.
