Board approves 8-foot height variance for detached garage at Pinecrest Drive

On July 17 the City of Green Board of Zoning Appeals voted to grant an 8-foot height variance that allows a detached garage at 4730 Pinecrest Drive to reach 26 feet, exceeding the 18-foot maximum in the city's code.
Jeff Miller of Rembrandt Homes, who represented the applicant, told the board the homeowner’s design and site conditions made meeting the 18-foot limit impractical. "Our client... wanted a detached garage to house an RV unit, that required about a 14 foot tall garage door to fit the unit inside along with, boat on a trailer," Miller said, noting the design used a 6/12 roof pitch and exterior materials that match the house.
Neighbors raised questions about placement and visibility. Tom Hefner (4768 Arlington Road) told the board he had not seen the plans and asked whether the garage would be on his side of Arlington: "My main concern is that we're on Arlington Road... I don't wanna see a tip of a garage or anything else over there," Hefner said. Miller and the board clarified the garage faces the opposite side of the road and that existing tree buffers (a 25-foot minimum between lots) help screen the site.
A board member moved to grant the requested variance; the motion was seconded and the chair called the roll. Members present voted to approve the variance (recorded as 3–0). The chair told the applicant the project could proceed.
The variance citation on the agenda referenced the Green City code (GCO chapter 157, planning and development code, cited in the hearing). No additional conditions or mitigation measures were specified on the record. The board proceeded to the next agenda item.
