The Weatherford Planning and Zoning Commission unanimously approved multiple subdivision plats and a zoning map amendment during its Oct. 8 meeting, forwarding each item to the City Council for final action.
Chair Bridal McCown opened the meeting and called a quorum. Monica, a city planner, presented plats for University Hills phases 3 and 4, describing the request as "for the preliminary plat and the final plats for University Hills, phases 3 and 4" consisting of 97 residential lots on roughly 39.61 acres and recommending approval "subject to all requirements of our subdivision ordinance and the attached conditions." Monica also said the development had been approved previously but that approval "had since been expired," which is why the commission was asked to reconsider the plats.
Commissioners raised a few clarifying questions about the developer and street naming but took no substantive amendments. The commission approved the University Hills preliminary and final plats and separately approved final plats for phases 3 (55 lots, ~25 acres) and 4 (42 lots, ~14.61 acres), each by unanimous vote.
The commission then considered the final plat for Heritage Hills, a proposed 89-lot subdivision on approximately 34.63 acres at 330 North Bentley Road. Staff said the final plat is consistent with the existing single-family residential zoning and the city's general plan, and noted the preliminary plat had been approved previously by the City Council in July. After a brief question on whether the final plat differed from the preliminary plat, which staff said it did not, the commission approved the Heritage Hills final plat unanimously.
On item 3e, the commission held a public hearing on a request by Robert Stuckey for a zoning map amendment from AG (Agriculture) to C-1 (General Commercial) and a conditional use permit for a contractor office and outdoor vehicle storage on an approximately 1.632-acre tract at 200 Auto Drive (ZCH-25-0011; CUP-25-0013). Sergio, a city staff presenter, reviewed the proposed site plan and elevations and recommended approval "subject to the following conditions." The chair opened the public hearing; no members of the public spoke. The commission then voted unanimously to approve the zoning map amendment and the conditional use permit with the conditions noted by staff.
The commission recorded motions and seconds for each action as part of the official minutes (motions and seconds were announced on the record). No substantive public comment was received on any item, and the meeting adjourned at 2:43 p.m.
Next step: each approved plat and the rezoning/CUP will proceed to the City Council for final consideration; the commission did not take further action beyond its approvals and recommendations.
