Staff outlined the proposal — a 25‑foot from‑grade, two‑story home in RS‑3 with a proposed building footprint and landscaping — and noted that an arborist report and a tree removal application had been submitted as part of the package. "We have a complete arborist report also attached ... and staff's recommendations for approval with the conditions that it shall comply with the arborist conditions," Lourdes said.
Project team member Lisandra presented the site plan, floor plans, elevations and material selections, and identified the architect of record (Juan Andres Hernandez) and landscape architect on the record. Board members praised the clean façade, stone cladding and landscape concept while asking for more detailed side and rear planting notes and confirming that tree removal paperwork was under staff review.
The board moved and seconded a motion to approve the project with staff comments; the motion passed unanimously. Conditions include complying with the arborist's recommendations, correcting tree count documentation and ensuring stormwater is contained on site per staff guidance.
Next steps: applicant to address staff comments and permit reviewers will verify compliance with arborist and stormwater conditions before permits are issued.
