Board clears 7 Brew site at 3701 Mouselin Road with two variances

The Green Board of Zoning Appeals on June 17 unanimously approved two variances for a proposed 7 Brew location at 3701 Mouselin Road.
John Walsh of GBC Design presented the application for Motley Brew LLC and said the parcel has three frontages, making a conforming layout difficult. The two requested variances were a 10-foot front-setback variance to allow the building canopy to sit 40 feet from the right-of-way where a 50-foot setback is required, and a variance to permit a cooler and dumpster to be located in the front yard where code generally requires accessory structures to be in the rear yard. Walsh said the project has design-review-board approval and that the applicant plans masonry screening, landscaping and a closed gate for the trash enclosure.
Walsh described the operation as a multi-lane pickup configuration (no traditional drive-through window) in which team members take orders from tablets and servers deliver orders to waiting customers. He emphasized measures to control headlight glare and to provide bypass lanes for circulation. Staff confirmed design-review changes and landscaping expectations.
A board member moved to approve both variances; after a second the roll-call vote was 5-0 in favor.
The board recorded approval of both variance requests with no public opposition noted at the hearing.
