The Green Board of Zoning Appeals on June 17 approved a variance allowing a detached steel garage at 4572 Arlington Road that would exceed the city's accessory-area limit by 148 square feet.
The variance request, filed as VCA2025-13, was presented by Kenneth Podrasky, who said he needs a 26-by-40 steel building "to fit all the stuff that I have," including vehicles and an enclosed area for storage. Podrasky told the board he had received approval from Summit County Public Health and plans to remove a temporary shed currently on the lot.
Board members asked about the proposed driveway and confirmed the new structure would be fully enclosed. One board member noted the parcel is deep and that the garage location is toward the rear of the lot; Podrasky confirmed the driveway would extend behind the house to reach the new garage.
A board member moved to approve the variance to permit a detached garage 148 square feet over the accessory allowance, the motion was seconded, and a roll-call vote passed 5-0.
The decision resolves VCA2025-13 in favor of the appellant; no conditions or follow-up requirements were recorded at the meeting. The board then proceeded to the next agendized matter.
