Board grants additional sign area for Arlington Ridge Marketplace

The Green Board of Zoning Appeals on Feb. 20 granted a 60-square-foot sign-area variance for Arlington Ridge Marketplace at 3200 Arlington Road, allowing a total identification sign area of 360 square feet where the special sign district limit is 120 square feet.
Tom Yankovich of Ellet Sign Company, sworn before the board, said the additional 60 square feet would improve street presence for tenants set back from Arlington Road. "So why we're asking for this additional sign, it gives the opportunity of the folks that are back in this section that are blocked... to have street presence," Yankovich said.
Yankovich described the proposed sign as a double-faced, internally illuminated unit similar in appearance to the existing sign, placed about 25–30 feet back from the right-of-way. He told the board the sign placement would not obstruct motorists' sight lines at the intersection; board members questioned visibility and traffic safety during follow-up.
The board noted the site previously received a variance in 2006 that allowed 300 square feet before the area became a special sign district. A board member moved to grant the additional 60-square-foot variance (bringing total approved area to 360 square feet); the motion was seconded and passed by roll call with all voting members recorded as yes.
The applicant said the Planning and Zoning Commission had conditionally approved the proposal pending this variance. The transcript records no independent traffic study; the board approved the variance and the chair thanked the applicant.
