Board approves height variance for detached garage at Graybill Road

The Green Board of Zoning Appeals on Feb. 20 approved a 5-foot-6-inch height variance to allow a detached garage at 2993 Graybill Road to reach 23 feet 6 inches, exceeding the 18-foot limit in the city code.
The board heard from Darren Schultz of Schultz Design and Construction, who was sworn before the board and described the proposed three- to six-bay garage and an associated pool-house for a new custom home on the lot. Schultz said the taller center bay would allow the owners to store an RV or trailer indoors. "So being able to put two, you know, standard vehicles in here, but then being able to park a recreational trailer in there is, the desire," he said.
Board members asked about visibility from Graybill Road, accessory square footage relative to the house, roof pitch and materials. Schultz said the lot sits on a private cul-de-sac and is set back from Graybill Road (he estimated the house is "a little bit more than 400 feet" back). He said the garage façade will match the house, using cast stone and James Hardie fiber cement siding, and that the roof pitch was reduced to 6/12 from an 8/12 to get closer to the allowable limit.
A board member moved to approve the 5-foot-6-inch height variance as requested; the motion was seconded and carried by roll call. The board recorded four yes votes and one abstention; the chair announced the variance passed and wished the applicant luck with the project.
The variance was requested under Green codified ordinance chapter 157 (planning and development code) as an exception to accessory-structure height limits. The permit will allow construction to proceed per the plans presented to the board. The meeting record does not indicate additional conditions attached to the variance.
