Danbury commission approves conditioned resolution for nine‑home redevelopment on Pembroke Road

The Danbury Planning Commission on Jan. 15 approved a resolution of approval with conditions for a nine‑home redevelopment by 3775 LLC in the RA‑20 zone.
Staff told commissioners the resolution is comprehensive and includes additional "belt and suspender" conditions addressing blasting and ledge maintenance. Planning staff said blasting notifications will exceed standard minimum distances and that the applicant must meet with the fire marshal prior to any blasting operations.
"It is going to be greater than the required 300 feet," a staff member said when describing the blast‑notification approach. The resolution also assigns maintenance responsibilities for common spaces, ledge areas and perimeter swales and specifies pre‑, during‑ and post‑construction blasting requirements.
Commissioner Hassett moved to approve the resolution with the stated conditions; the motion was seconded and adopted by voice vote. The commission’s action approves the project subject to the enumerated conditions and staff‑recommended coordination tasks prior to construction.
