The Historic Preservation Board approved a certificate of appropriateness for exterior painting and the replacement of windows and doors at 5730 Southwest 49th Street during its meeting, voting to accept staff recommendations and conditions.
The board considered application HPB 2025-1, which seeks permission to repaint the two-story residence in the Biltmore Heights subdivision and install new windows and doors. Staff presented the request and recommended approval with conditions, noting that the work lies within the historic preservation overlay and requires a certificate of appropriateness.
"The color is the proposed. It is Sherwin‑Williams 7012, 'Creamy,'" said Lourdes, a staff liaison, while displaying the paint swatch to the board. A board member raised concern that dark window frames could read as a modern element on a historic house. "Black windows are very trendy. This is a historic house," the member said.
Jose Cardona, the principal architect with Design Space Architecture, responded that the proposed windows would be aluminum frames with a wood‑grain (walnut) finish and raised muntins to better match the home's historic character. "The windows are actually proposed to be a wood grain finish," Cardona said, adding that the team sought to respect the house's original architecture.
Staff recommended, and the board adopted, a condition that the building be pressure‑washed at a low PSI prior to painting and that the project incorporate any comments and suggestions from the board. Vice Chair Angelica Lang moved to approve the application; a member seconded the motion. The clerk recorded the vote as approved and stated it was unanimous among members present.
There were no public comments on the item. The board then approved minutes from the Nov. 25 meeting and adjourned.
The board's action authorizes the applicant to proceed with the exterior work subject to the adopted conditions; the record does not specify further permit or inspection steps beyond the board's conditions.
