The Green Board of Zoning Appeals on July 18 approved a variance allowing Joseph and Melissa Natko to place a 27-foot above-ground pool and an accessory structure in the side yard of their home after the applicants explained that the rear yard floods several times a year and a septic system constrains rear placement.
Joseph Natko summarized site constraints using overhead imagery and said the backyard is crossed by a creek that "will typically flood that backyard maybe 2 to 3 times a year," which risks undercutting pool base material. He said Summit County Health reviewed the plan and stamped approval for the east-side location, which keeps the pool away from the septic system and elevated about five feet above the flood-prone rear area.
Natko said they will add landscaping to screen the pool from the street and include a set of steps and railing as part of the pool package for safety. Board members commented on the flood risk and the importance of proper pool underlayment. A motion to grant the variance passed in recorded roll call with the full board voting in favor.
