Seitzinger told the board the lot is pie-shaped with most yard area in front; a septic system and a large rear retaining wall limit rear-yard options. "The majority of our yard is in the front," Seitzinger said, and the proposed side-yard location keeps the shed within required setbacks and out of the septic area. Malloy confirmed the shed would be 12 by 16 and that the structure would be designed to match the house in color and trim.
The record included a neighbor support letter and materials from the applicants. Board member Schultz recused himself for a personal and business relationship prior to consideration of the item; the chair confirmed there remained a quorum. A motion to approve the variance to permit an accessory structure in the side yard carried in recorded roll call vote, with the motion passing among voting members (recorded as 4-0 with one recusal).
