Planning commission approves JAR Associates site-plan with conditions

The Danbury Planning Commission approved a resolution of approval with conditions for JAR Associates LLC’s special-exception site plan for a metal fabrication and warehouse use at Lemak Avenue. The motion to approve the resolution dated 05/29/2025 was made by Mr. Kyokyo and seconded by Helen Hofstadter; the commission voted in favor.

Planning staff member Allie summarized the key conditions before the vote, saying the applicant must “comply with the EIC permit that was issued” and that outdoor storage will be restricted to the area shown on the submitted improved site plan. Allie told commissioners that storage is expressly prohibited within the sanitary sewer easement per Kelly’s engineering letter, and that the applicant agreed to submit an operations plan and a safety spill‑cleanup plan to Planning & Zoning and the office of the fire marshal for any future changes in tenancy or storage use.

Allie also noted standard safety and screening requirements in the draft: an on‑site fire hydrant and a six‑foot, view‑restricted fence around the property perimeter. Commissioners asked whether the phasing plan requires completion of site improvements before outdoor storage commences; Allie confirmed the applicant’s phasing plan places the required site improvements in Phase 1.

Chairman Feneral Diaz read the motion and called the vote after commissioners said there was no further discussion. The resolution passed and the conditions will be enforced as written in the adopted resolution. The commission then moved on to two Section 8‑3(a) referrals on the agenda.
