Planning committee schedules June 24 public hearings for site plan amendment and industrial zoning changes

The Planning, Community and Economic Development Committee on June 10 set public hearings for June 24 on two third‑reading items: Resolution 2025‑R22, which would amend the conceptual site plan for a planned development district on the east side of Maslin Road south of Burgess Drive, and Ordinance 2025‑07, which would update the table of allowed uses in the I‑1 General Industrial District.
Planning Chair Mister Davidis said the planning director provided an updated concept plan that shifts the building footprint north to include parcels up to Burgess Drive and that, barring changes, the committee will withhold detailed discussion until the public hearing. Planning Director Mister Weathy confirmed the concept extends to Burgess Drive and said he will provide the exhibit electronically for council packets.
Committee members asked operational questions about traffic; one member asked about left‑turn movements and intersection implications, and Mister Weathy said a reservation strip for a future road connection to Towne Park Boulevard is included and that the city hopes TIF dollars can help build a connecting road and traffic signal. Davidis said the developer or architect is expected to make the presentation at the public hearing.
On the zoning ordinance, Mister Davidis summarized the proposed changes to the I‑1 district’s allowed uses, listing uses to be added either as permitted or conditional — including airport‑related facilities (conditional), banquet halls, bars and taverns, financial institutions, hotels and motels, parking lots, personal service establishments, self‑storage facilities, and social/fraternal clubs (conditional). He said nothing substantive has changed since the prior meeting and that both items will be presented at 7:00 PM on June 24.
What’s next: Both items remain at third reading and will be the subject of public hearings at the council’s June 24 meeting; the committee did not take final votes on either item this evening.
