Mayor Gary L. Rhoads and the Board of Aldermen unanimously approved a set of variances on June 1 that will allow a proposed Buffalo Wild Wings restaurant to be built with reduced setbacks at the Market Street at Flowood retail center.
Mike Prestage, the city’s building official, opened a published public hearing on the application filed by Trademark Property Company in partnership with Market Street Flowood, L.P. The property is described as a 1.19-acre portion of Lot 1 (tax parcels G10-63-30 and G10-60-10). No members of the public spoke in opposition, the minutes record.
The Board approved four specific waivers and variances: a five-foot rear setback from the east property line with the additional easement setback waived; a five-foot front setback from the north property line with the additional easement setback waived; a waiver of the five-foot easement setback along the east line of the 30-foot City of Flowood Utility Easement recorded in Deed Book 931 at Page 521; and authorization to allow parking within the Mackenzie Lane right-of-way north of the proposed building. Alderman Rhoads moved the motion; Alderman Flynt seconded, and the motion received unanimous approval from the Board members present.
Why it matters: the variances reduce required buffers between the building and property/easement lines and permit parking within the public right-of-way, which the city acknowledged during the hearing by waiving otherwise applicable easement setbacks. Those concessions clear the way for construction plans to move forward at Market Street.
