Board approves expanded signage variances for Sergeant Clean Carwash

The City of Green Board of Zoning Appeals approved two sign variances for Sergeant Clean Carwash (BZA2024-0029) at 3673 Maslin Road.
Applicant representative Greg Seifert said the board previously approved most of the carwash’s sign package but not a southwest-corner directional sign adjacent to the Maslin Road/Thorn Drive roundabout. Seifert said the directional sign had been redesigned to reduce lettering and better conform to a directional function, and argued a 4-square-foot directional sign "is not going to be effective" for guiding customers to the site’s only entrance.
The board voted to grant a total-sign variance to allow 386 square feet of signage where 262 square feet is permitted (a 124-square-foot variance) and to grant a 13-square-foot variance to allow a 17-square-foot directional sign where 4 square feet is allowed. The clerk recorded affirmative votes from Mr. Schultz, Mr. Spate, Ms. Neubert and Mr. Aladala; the chair informed the applicants their requests were approved.
