Board approves 28-inch front-yard setback variance for Goldmans on Ashton Drive

The City of Green Board of Zoning Appeals granted a 28-inch front-yard setback variance for a garage addition at 3450 Ashton Drive (BZA2024-0028).
Contractor David Lancaster, representing Julie and Ross Goldman, described the property’s existing garage as undersized and said the proposed forward bump-out would provide needed space without substantially changing the street appearance. "They really need a little bit more space in it," Lancaster said, explaining that the original builder maximized the house on the lot to meet setbacks.
The request sought a variance to permit a 37-foot-8-inch front setback where a 40-foot setback is required under GCO chapter 157 (residential site development standards). Board members reviewed drawings and photographs and noted neighboring properties show similar forward-protruding garages. A board member moved to grant the front-yard variance; the motion carried on roll call.
The clerk recorded affirmative votes from Mr. Schultz, Mr. Awadala, Ms. Newbert and Mr. Spate and the chair announced the project was approved.
